Primus Villas
Contract & Release of Liability: Upon the satisfaction of all requirements herein and upon payment of all fees required, Primus Villas grants unto Purchaser the ability to use the premises according to the terms and conditions of each property as provided to guests of Primus Villas.

VACATION VILLA DETAILS:  Primus Villas trips include a 6 day/6 night stay for 8 guests in a 4 bedroom Villa. Trips are scheduled from Saturday to the following Friday and are scheduled on a first come first serve basis. Trips purchased through a charity auction must be taken within one year of the date of purchase.  Additional guests must be approved by Primus and cannot exceed the maximum number of guests allowed for specified villa. In some cases, children under the age of 3 can be accommodated over the number of persons permitted but must be included on his/her parent contract.  Additional charges will apply for extra guests.  Under no circumstances can the number of individuals exceed the number of sleeping places as indicated by Primus for specified villa.  Please note that some of our properties are for sale.  If the villa you have reserved is sold prior to your travel dates, your scheduled dates will remain secure but your reservation may have to be switched to another property of similar size, quality, and location.
ARRIVAL & DEPARTURE TIMES:  Villa will be available for check in after 3:00 pm on Saturday. All Guests must submit their flight information to Primus no later than 30 days prior to arrival date. Primus will arrange for the property manager to greet Guests at the villa upon arrival. Guests must depart the villa by 11:00 am on the Friday following their arrival.
INCLUDED WITH THE VILLA:  Primus Villas include the use of the villa property and any facilities and/or services listed in the villa’s information provided by Primus to the Client and/or charity event. Included in the villa are bed linens, towels, basic cooking utensils, pots, pans, glassware, flatware and dishes. 
ITEMS NOT INCLUDED WITH THE VILLA:  Unless otherwise stated in your package description, food and beverages, cleaning supplies, travel arrangements, and travel insurances are not included in the cost of your villa.
ADDITIONAL VILLA SERVICES:  Primus Villas offers a wide range of activities, excursions and services to our Clients. We are happy to arrange airport transportation for your group in addition to planning excursions and activities for the week. Activities, excursions and services are non-refundable once confirmed and may be deducted from security deposit if payment is not made. Requests for such activities, excursions and/or additional services must be submitted by Client to Primus no later than 30 days prior to travel date. Primus Villas does not allow 3rd party vendors (to include local taxi drivers, Chef or Catering Service) on or inside our properties. This is for the safety of you as well as our future guests. 
PAYMENTS:  Security & Utility Deposit:  A refundable security and utility deposit of $150 per person is required for each Guest (16 years and older). Deposit must be paid no later than 30 days prior to travel date. The Security & Utility Deposit covers excessive utility use (over $250) and the cost of any damage or breakages that may be incurred during your stay to the villa property and its contents, excluding normal wear. Deposit is held until the villa has been inspected by our property manager and the utility usage and condition of the property have been confirmed. Judgment as to the condition of the property is left to the sole discretion of the property manager. Property manager will inspect the house on the day of your departure and take a meter reading. Once Primus receives notification from the property manager, refunds are calculated and issued to the Group Leader if applicable. Refunds should be issued within 30 business days of departure from the villa. Any loss or damage to the villa property will be deducted from the Client’s Security Deposit. If the damages and/or utility overages exceed the amount of the Security & Utility Deposit, Client(s) will be responsible for the additional damages and the cost of repair and/or replacement.
Final Balance:  Primus offers many additional services, activities and excursions that may be scheduled prior to your vacation. Final balance for Security & Utility Deposit and any confirmed services, activities and excursions will be due no later than 30 days prior to travel date. Failure to pay final balance on time may result in cancellation of reservation, and any deposits previously received will be forfeited.

FINALIZING DETAILS OF TRIP:  Group Leader is responsible for making sure Primus has received any and all final documentation (Client Contracts, Guest Lists, Flight Arrangements, etc.) and requests of services and/or excursions no later than 30 days prior to travel start date. Primus Villas will submit confirmation to Group Leader of additional services and excursions as arrangements are made. Group Leader will receive a detailed itinerary 2-5 days prior to travel date. Group Leader is responsible for releasing this information to all Guests in their party. 
CLIENT CONDUCT:  Clients must act responsibly and with respect towards the property manager and their staff. Client is responsible for leaving the property in a neat and tidy condition. Additional cleaning charges may be assessed against the Security & Utility Deposit if the home is not left in reasonable condition at the discretion of the property manager upon check out. There is absolutely no smoking allowed inside our Villas. A fee up to $500 will be charged for fumigation if there has been smoking inside the Villa.
In the unlikely event, any problem should occur with the villa property, the Client shall immediately notify the property manager to correct the problem. The Client shall allow the property manager reasonable time to remedy the problem. As with any home, repairs may be necessary as things wear down. Primus Villas is not responsible for any breakdown of appliances, loss of heat or water, etc. that occur at the villa property, but will do our best to rectify any situation in a timely manner.
CANCELLATIONS: Primus Villas reserves the right to modify or cancel a reservation at any time due to uncontrollable circumstances including (but not limited to) any act of God (earthquake, hurricane, storm, other) as well as times of war or unsafe travel conditions or any other occurrence outside the control of Primus Villas. Cancellation will be at the sole discretion of Primus Villas and Primus Villas will not be held liable for cancellation of villa reservation for such causes mentioned above. Primus Villas shall be under no liability, including travel expenses, alternative lodging or other expenses incurred. 
Any trips cancelled by client within 120 days of travel start date will be non-refundable or transferable. Any previous payments made to Primus Villas will be non-refundable. Failure to pay the final balance by the due date will be deemed a cancellation with no refund due. Primus Villas strongly recommends that Clients purchase Trip Protection Coverage.
Any changes in dates or villa reservation by the Client must be made in writing by the Group Leader at least 120 days before travel date and confirmed by Primus Villas.
